Accommodation Rules

Only registered guests who are checked in for accommodation and have a room rented for the given period may remain in the accommodation facility and its surroundings. By ordering, renting a room, or checking in, the accommodated guest simultaneously accepts, has knowledge of, and undertakes to comply with the lease agreement (including oral ones) for services, as well as the accommodation and operating regulations of the cottage, gazebo, fireplace, bathing/cooling/fire reservoir, hot tub, sauna, jacuzzi, sports equipment/games rental, kettle, etc. The guest understands them in all points. In the event of a breach of regulations, the lease agreement, or the accommodation and operating regulations, the management of the accommodation facility has the right to immediately cancel the order, accommodation rental, services, etc., and to invoice penalties for breaches, theft, or damage to the cottage property, tools, games, and the like.

1. For the purpose of accommodation-rental, the guest shall present their national ID card, passport, or other valid proof of identity to the cottage staff upon arrival. Guest visits to the room must be announced at the reception upon arrival and approved by both the accommodated guest and the reception staff.

2. The use of accommodation and services in the accommodation facility is permitted only to persons who are not affected by infectious or serious viral diseases. The use of outdoor areas – the exterior, i.e., everything in the vicinity of the cottage and the plot across the road from the cottage, meaning the forest, parking lot, the surroundings of the gazebo, staying by the banks of the Stohovský stream, the stairs between the gazebo and the stream, and the use of the cottage's relaxation services such as grilling, cooking goulash, operating/using the fire-fireplace, staying in the water of the cooling reservoir, sauna, hot tub, jacuzzi, etc. – are used entirely at one's own risk and responsibility! Any of the listed activities may result in injury, damage, negligence, etc. The operator of the cottage cannot and will not be personally present with the guest during the use of these spaces and services. The operator cannot safeguard the guest's safety, monitor them, or bear responsibility for compliance with the operating conditions. For the reasons stated above, the burden of all risks, damages, liability, and failure to comply with operating conditions is borne by the guest or the person who ordered the stay, based on mutually accepted and approved terms and conditions and an oral lease and rental agreement for the aforementioned land, structures, tools, relaxation services, games, etc., with the cottage operator, in accordance with the operating conditions of the given service, which will be agreed upon during check-in. These conditions and agreements are displayed at the entrance of the cottage building or directly at the place where the given service is utilized. Knowledge of the conditions and the oral agreement is accepted and approved by the buyer-guest upon accommodating themselves, checking in for the stay, or utilizing the given service.

3. The accommodation facility shall provide the guest with services in the scope and quality determined by the relevant decree on the categorization and classification of accommodation facilities under which this facility is classified. Based on this classification, the guest house is equipped with corresponding services: bed linen, towels, and bath towels are changed once per stay, or at least once every 7 days. Rooms are cleaned after guests check out. Catering consists of traditional cuisine. We also provide catering for vegetarians and celiacs, provided they notify us in advance, at least 10 days before checking into the accommodation facility. We do not provide catering for other diets such as histamine-restricted, weight-loss diets, etc. The individual concerned manages and chooses from the offered traditional food themselves and accepts it at their own risk. Failure to announce dietary exceptions sufficiently in advance means that dining is at one's own risk! The person ordering the stay accepts this catering arrangement. Warning: Gluten-free, lactose-free, etc., food preparation follows specific production rules. Our kitchen is equipped only for traditional food preparation (99% of production). Therefore, cross-contamination of food may occur, and traces of gluten, glutamate, or lactose may be present in gluten-free or lactose-free meals. Dining is at your own risk!

4. Guests can check in from 16:00 (4:00 PM) on the day of arrival. The room is reserved for the guest until 20:00 (8:00 PM) on the day of arrival, and the guest house is obliged to check the guest in by this time, unless stated otherwise in the order. If the guest fails to arrive by the specified time, the guest house may freely dispose of the room.

5. Warning: A recording static and portable CCTV camera system is installed in the public outdoor and indoor spaces of the accommodation facility. The camera system may also be used during the room takeover upon the end of the renter's stay, or in the event of a breach of the accommodation rules, as evidence of damaged or soiled items in the room, common areas, disturbance of night rest, and the like.

6. Upon occupying the room, the client shall, in their own interest, check the condition and functionality of the equipment in the room and immediately report any defects to the operator of the accommodation facility or take photo documentation with a mobile phone. The rooms were renovated in 2020 – the condition and wear-and-tear correspond to this date. The rooms are free of defects and visible damage. The client shall maintain the room in standard order/standard cleanliness. Otherwise, they must bear any potential consequences during check-out, or up to 6 hours after departure until the cleaning service takes over the room, as well as during the stay.

7. The guest agrees that the housekeeper, maintenance worker, or another person authorized by the company's managing director has the right to enter their room during the entire duration of the rental for the purpose of performing their official duties.

8. The guest shall pay the accommodation bill in accordance with the valid price list before the start of the accommodation, or by agreement. The client is obliged to pay for other services in cash according to the price list of the given service. Before departure, the client is obliged to hand over the room to the cottage staff free of defects and in a state of standard cleanliness. If a problem, property damage, or excessive soiling (blood, urine, wine, etc., on walls, bed linen, mattresses, etc.) is detected within 6 hours of check-out by the client, the operator will immediately demand that the guest pay a penalty according to the cottage tariff.

9. In exceptional cases, the cottage operator may offer the guest alternative accommodation than agreed upon, provided it does not significantly differ from the confirmed order. The cottage operator is not liable, and it is not possible to claim financial compensation from them for interruptions/outages in electricity supply, water supply, or sudden technical faults, etc., and any resulting damages to the guest, such as insufficient heating temperature in the room, restriction of light, water, catering, and services associated with the technical defect that occurred.

10. In the room and common areas of the accommodation facility, the guest may not make any changes to the equipment or interfere with the electrical or other installations without the consent of the accommodation facility management. It is also strictly forbidden to use personal electrical appliances in the rooms.

11. The operator of the accommodation facility is liable for jewelry, money, and other valuables only if they have been accepted into the accommodation facility's safe storage (safe deposit box).

12. Between 22:00 (10:00 PM) and 6:30 AM, and between 10:30 AM and 15:30 (3:30 PM), the cottage is locked; the guest is obliged to respect quiet hours (night rest) and comply with the operating regulations. The guest is obliged to properly lock the doors when entering or leaving the cottage during these time intervals. In case of negligence or failure to comply with these locking obligations, all damages shall be borne in full by the guest up to the value of the damaged or stolen material assets belonging to the operator and other guests.

13. For safety reasons, it is not permitted to leave children under 18 years of age without adult supervision in the room, corridors, other common areas of the accommodation facility, or outdoor areas. Parents are responsible for their children and bear all damages, problems, etc., caused by them.

14. Whenever leaving the room, the client is obliged to turn off the water taps, turn off electrical appliances and room lights, and close the doors and windows upon departure. Follow the safety instructions in the room: do not tamper with or repair electrical wiring, sockets, or the room's electrical equipment. You must not place a hair dryer in the sink or shower; prevent contact with water (danger of injury).

15. Upon termination of the agreed accommodation period, the client is obliged to vacate the premises of the accommodation facility by 10:00 AM. If the guest fails to do so, the guest house has the right to charge them for an extended stay according to the valid price list.

16. If a guest requests an extension of their accommodation, the guest house may offer them a different room than the one they were originally accommodated in.

17. The guest is liable for damages caused to the cottage property or for the loss of keys in accordance with applicable regulations.

18. Within the entire premises of the guest house, it is particularly forbidden to: damage or destroy the guest house property, manipulate any technical or technological equipment and facilities of the guest house, and perform any activities that endanger the safety of the guest house property and the persons inside it; behave anti-socially, disorderly, or in any other unacceptable manner, whether verbally or physically; run or shout in public areas; smoke (smoking is permitted only in the designated area in front of the building entrance); possess and use narcotics and other intoxicating or prohibited substances; enter the guest house with live animals; start fires indoors and outdoors (permitted only in the gazebo grill); bring in or possess items that endanger public safety, life, and the health of visitors and staff of the guest house; use sports equipment and larger items (skis, sleds, boxes, etc.). If desired, these items will be stored for him in the storage spaces of the accommodation facility during the stay. It is forbidden to organize and play public gambling games, distribute political leaflets, handle open flames/start fires, splash water in the room, use any electrical appliances (except for personal hygiene items) without the prior written permission of the company's managing director, transfer or provide accommodation to other persons who are not guests of the guest house, or bring firearms and other dangerous items into the guest house. Such violations are considered serious breaches of the accommodation regulations and will result in immediate termination of the contract (see point 21).

19. During the entire stay, the guest is obliged to follow the current guidelines of the cottage and the regulations of the Chief Hygienist, such as wearing a protective face mask inside the cottage, regularly disinfecting hands, etc. (see regulations at the entrance of the building). By failing to comply with these regulations, all damages, fees, and fines shall be borne by the person who violated the regulation. The fine will be issued by the hygiene authority directly to the person concerned or to the operator. Subsequently, it will be recovered by the accommodation provider from the person who violated the regulation, payable to the accommodation provider within 10 days! A record of the violation will be made immediately, or CCTV footage, witnesses, etc., will serve as evidence.

20. The client is obliged to comply with the provisions of these accommodation regulations from the moment they rent the room. By failing to comply with these regulations, they bear all damages, injuries, etc., at their own risk.

21. In the event that the accommodated guest seriously violates the accommodation regulations, the management of the accommodation facility has the right to withdraw from the accommodation service contract even before the expiry of the agreed period with immediate effect and without refund of the accommodation fee, and to recover any caused damages or fines from them (e.g., for not wearing a face mask, etc.).

22. In the event of a breach of the accommodation regulations, such as disorderly conduct, whether due to the consumption of alcohol or any other substance, or the unadaptability of the guest, the manager of the accommodation facility has the right to terminate the guest's stay with immediate effect, either independently or with the assistance of private security (SBS), the Police, or another person. In the event of such abusive behavior by the client and when necessary for the operator's self-defense, protection of health, or the cottage property, the operator is authorized, with the consent of the client-guest, to use defensive pepper spray, an electroshock stun gun, or handcuffs until the arrival of the police. Upon the immediate termination of accommodation, the guest's contract is extinguished, and they have no right to any compensation for the termination of accommodation, nor do they have a claim for damages to personal property or resulting injuries (even if caused by us, such as through the use of electric shock, defensive holds, etc.), including permanent injury and the like.

23. Penalties and fee schedule for damages caused:

  • loss of keys: €180
  • violation of the smoking ban: €150 + immediate termination of the stay
  • soiling of walls, floors with food, liquid, blood, urine, water, fire, etc.: the amount will be calculated by the cottage operator according to the scope of damage starting from €5/m²
  • damage to material (mattress, pillow, duvet, pillowcases, sheet, towel, curtain): from €10 to €100
  • damage to or breaking of the slatted base, bed frame, chair, table, wardrobe, kitchen unit, gazebo, goulash kettle, darts, foosball, hot tub, sauna, pool: from €10 to €50,000
  • soiling of a mattress, carpet: from €30 to €200
  • damage to a water tap, sink, shower, door, toilet, glass, TV, refrigerator, coffee machine, hair dryer, windows, washing machine: from €20 to €500
  • damage to the floor: from €50
  • removal of chewing gum: €30–€150
  • leftover vomit or puddles of water: €30–€500
  • starting a fire or failing to extinguish it: €50
  • failure to store residual wood in the designated area: €30
  • throwing wood into the stream: €20
  • damage to the gazebo (cladding, wooden furniture, greasing of tiles, hot tub): €50–€1,500
  • non-payment of fees – contractual penalty for each day of non-payment: €5
  • contractual penalty for debt collection of unpaid fees through third parties: from €500
  • damage to or loss of room inventory and common room inventory indoors and outdoors: according to the replacement value of the property
  • disturbance of night rest (quiet hours): €100
  • use of brought-in electrical appliances: €100
  • theft of company property: depending on the type of stolen item + filing a report with the police

Every violation of the accommodation regulations will be notified to the phone number, email, or residential address provided when renting the room, and subsequently collected or resolved accordingly.

This fee schedule must be paid immediately to the operator in cash or via an invoice with a 3-day maturity period. The invoice will be sent to the address of the person who ordered the room. Failure to collect the mail containing the invoice is considered as if it had been received, and it will subsequently be resolved through collection via third parties or through legal proceedings with all possible contractual penalties and incurred costs for collecting the outstanding amount.
